As a Realtor, an accurate and detailed summary of your listings is required by state law, the MLS, as well as your Broker-In-Charge, when you enter them into the MLS.  There are any number of reasons to obtain a professional measurement on your listings.  Most of the time, the county tax information is incorrect.  Or, the home may be a large and complex measurement assignment that you are not comfortable measuring yourself.  You may have questions regarding whether the enclosed porch or patio should be considered as Gross Living Area.  What about home additions?  You may need a second opinion on another appraiser’s sketch.  As an agent, you do not want to be held liable for inaccurate square footage listed in the MLS.

3 Important reasons you need a pre-listing measure:

1. Size Matters

The size of a home is one of the key factors buyers and sellers use when determining the value of a property.

2. Money Might Be Left on the Table

If value and size are inextricably linked, you may be leaving money on the table for your client if you list a home as being smaller than it actually is.  On the flip side, if you market a home as being larger than it truly is, you may end up with an angry buyer or a appraisal that doesn’t come in at a value that will support the financing requirements of the transaction.

3.  Peace of Mind is Priceless

When you KNOW the size of your listing, your CMA and your guidance to the seller for pricing are stronger.  Stand behind the numbers for your recommendations with confidence and peace of mind.
